Unicoat Roofing Completes Successful Tampa Business Park Project
Unicoat Roofing has recently wrapped up a significant project at the Tampa Business Park, a large office complex located in the heart of Tampa, Florida. Spanning 35,000 square feet, this project posed unique challenges due to the existing roof’s condition and its built-up gravel substrate. However, Unicoat Roofing’s innovative solutions and high-quality materials ensured a seamless transformation that will extend the life and functionality of the roof for years to come.
Project Background and Initial Challenges
The Tampa Business Park is a commercial office complex featuring a built-up gravel roof. Upon initial inspection, Unicoat Roofing identified several areas of concern. The most pressing issue was the presence of ponding water, a common challenge for flat or low-sloped roofs. Over time, these water accumulations, compounded by the weight of gravel, threatened to accelerate roof deterioration, leading to leaks and potential structural issues.
A Tramex moisture scan was conducted to assess the extent of the damage. The scan revealed that a significant portion of the roof was retaining moisture, signaling that immediate intervention was needed. After a comprehensive review, Unicoat Roofing determined that the best solution would be a Spray Polyurethane Foam (SPF) system.
Innovative Solutions: SPF and Silicone Coating
The chosen approach involved using NCFI Spray Polyurethane Foam (SPF), which provided a dual benefit: it created a slope to eliminate ponding water, and it added an extra layer of insulation, helping to improve the building’s energy efficiency.
Before applying the SPF, the team removed thousands of pounds of gravel from the roof and pressure washed the surface to ensure it was clean and ready for foam application. The SPF was applied at a thickness of 2.5 inches across the roof, creating a proper slope to direct water toward the gutters. This new slope ensures that rainwater will no longer accumulate on the roof, preventing further deterioration and potential leakage issues.
After the SPF application, the roof was coated with Sherwin-Williams Uniflex High Solid Silicone, which serves as a durable, weather-resistant top layer. This silicone coating not only protects the roof from UV rays and harsh weather conditions but also helps to extend the lifespan of the roofing system.
Project Outcome: Durability and Longevity
The Tampa Business Park project took 30 days to complete, from initial inspection to final coating. By addressing the water drainage issues and applying the high-performance foam and silicone systems, Unicoat Roofing delivered a long-term solution that both enhances the building’s functionality and reduces future maintenance needs. The SPF and silicone coating combination provides a robust defense against water damage, ensuring the roof will remain leak-free and durable for years to come.
This project is a prime example of Unicoat Roofing’s expertise in commercial roofing and its commitment to using cutting-edge materials to solve complex problems. The use of NCFI SPF and Sherwin-Williams Uniflex Silicone not only addressed the immediate issues but also positioned the roof for sustained performance, offering the property owners peace of mind.
