Thinning membrane exposes scrim resulting in a capillarity problem due to "pin holing" in the scrim. The fabric wicks moisture, which in turn is deposited into the insulation.
Fasteners fail over time causing seams to open. Internal "bead" sealants or tape is dried out or non-existent causing leaks along seams.
Skylights weather over time thinning panels, exposing fiberglass filaments that attract dirt and can crack. Skylight perimeters also leak due to lack of sealant or deteriorated sealants.
Seam failure, if not repaired properly, will allow water to enter the system destroying insulation with further leaking into the building.
